325 East consists of three story townhomes, ranging between 1,323 - 1,632 SF with 2 bedrooms and private outdoor space, on 0.34 acres at the highly visible East Blvd and Euclid Ave intersection. The development was a unique opportunity to deliver for-sale housing diversity within the historic charm of Dilworth and vibrancy of South End. Access to urban amenities was highlighted by immediate proximity to local shops and businesses, transit, and greenspace, including the LYNX Blue Line light rail’s East/West Blvd Station, Rail Trail greenway, Latta Park, and Freedom Park. Four “Trolley” units face East Blvd with prominent porches and balconies, with main living on the first floor and street parking. The project required elaborate design review and approval with the Historic District Commission. Denciti Partners performed the full development, with Red Cedar Capital Partners, and the process started in January 2021.
